Farmers home insurance coverages

Farmers sells HO-3 home insurance policies — the most common type of home insurance — that includes the following coverages:

  • Dwelling: When your house is damaged by a covered issue, like a windstorm, dwelling coverage pays to rebuild or replace the house structure, up to your policy limit. Your dwelling coverage limit should be set at the amount you’d need to rebuild your house from the ground up.
  • Other structures: If a detached, separate structure on your property — like a shed, gazebo or pool house — is damaged by a covered problem, other structures coverage can pay to repair or rebuild it.
  • Personal property: If your furniture, electronics, clothing or other personal items get damaged or destroyed due to a covered issue, this coverage reimburses the cost of replacing them. A basic policy uses actual cost value, which means claims adjusters factor in the depreciation of your items before issuing a check. If you want to be able to purchase new items at today’s prices, ask about getting replacement cost coverage.
  • Loss of use: If your house becomes uninhabitable due to a covered issue, like a fire, loss of use reimburses accommodation, food and other approved expenses while your house is repaired or rebuilt.
  • Liability: If you’re responsible for someone else’s injury — like if your dog bites someone at the park — or damage to their property, liability coverage can pay for their medical expenses and property repairs. Liability insurance also covers your legal fees and settlements if you’re sued over the matter. Coverage typically ranges between $100,000 and $300,000, but homeowners with more assets can take out umbrella insurance to bridge the gap.
  • Medical payments to others: If a guest is injured on your property, this coverage will pay for some of their medical expenses — like X-rays and ambulance rides — regardless of who was at fault. You can typically get up to $5,000 in this coverage.

What does Farmers home insurance cover?

A standard home insurance policy from Farmers provides “all risks” coverage for the structure of your house and its attached structures. This means Farmers will reimburse you for repairs to damage caused by anything except problems that are excluded from your policy, such as flood damage and earthquake damage.

If you have a standard HO-3 home insurance policy, it also covers your belongings, but only if they’re damaged by a problem specifically listed in your policy. This is called “named perils” coverage. Farmers HO-3 policies will pay to repair your belongings if they are damaged by one of the below 16 named perils, or problems.

  • Fire and lightning.
  • Windstorm and hail.

What doesn’t Farmers home insurance cover?

There are several issues that home insurance won’t cover. Some common ones include:

  • Earth movement: Sinkholes, landslides, earthquakes and volcanic activity are not included in standard policies. However, in some areas of the country, Farmers sells separate earthquake insurance policies.
  • Flooding: If a river overflows, a dam breaks or heavy hurricane rain makes its way into your home, you need a separate flood insurance policy to receive reimbursement for any losses. In some areas of the country, Farmers provides flood insurance through the FEMA-backed National Flood Insurance Requirements Program (NFIP).
  • Neglect: Failing to keep up with required maintenance on your home can result in damages, including broken pipes, leaking roofs and faulty wiring. Plan to cover these expenses out of pocket.
  • Water backups: The last thing you want is sewage water coming through your pipes due to a backup, but even worse is paying for the repairs yourself. You can purchase water backup coverage through Farmers, which pays for damages caused by this normally excluded problem.
  • Settling: If your walls or foundation begin cracking due to settling, shrinking, expanding or bulging, your standard policy won’t cover these repairs.
  • Maintenance issues: Home insurance is designed to cover repairs caused by accidental and sudden problems, not wear and tear. That means home insurance won’t cover routine maintenance issues or problems that can be avoided by general upkeep.
  • Pest infestations: Insurance companies consider pest infestations a maintenance issue most of the time, which means you likely can’t file a claim if bed bugs or termites infest your house.
  • Rot and fungus growth: Rot and fungus growth mostly occur over time, which means home insurance won’t cover it.

Additional coverages offered by Farmers

Home insurance won’t cover every problem that can arise. Farmers offers several coverages that you can add on to your home insurance policy.

Keep in mind adding coverage may increase the cost of your home insurance, but also offers more financial protection. Coverage offerings may vary by location but can include the following.

  • Extended replacement cost coverage: If your house is destroyed and the cost to rebuild it exceeds your dwelling coverage limit (due to things like inflation or supply and demand), Farmers extended replacement cost can pay up to 25% past your original dwelling coverage limit for repairs to your house.
  • Guaranteed replacement cost coverage: This coverage works like extended replacement cost, except there’s no limit to how much you’ll be paid out. That means you’re guaranteed to be reimbursed for repairs to your house’s structure, regardless of how much the costs exceed your original dwelling coverage limit.
  • Building ordinance or law: With this coverage, Farmers pays to upgrade your house if building, zoning or land use code laws change and your house needs to be upgraded after a covered loss. This can include things like updating electrical panels or plumbing pipes.
  • Sewer and water backups: This coverage pays to repair your property if it’s damaged by water due to sump pump or drainage backups.
  • Scheduled personal articles: If you own expensive jewelry, art or other personal property with a high value, you can “schedule” these items so you receive a payout equal or more equal to their actual cost.
  • Identity shield: This pays for the professional services required to repair your identity if it is stolen.
  • Flood: Farmers participates in the NFIP in select communities. You can contact your Farmers insurance agent to see if you qualify for flood insurance through the NFIP.
  • Earthquake: Farmers sells separate earthquake insurance that can financially protect you in the event your house is destroyed by quake damage, however, availability depends on where you live.
  • Umbrella insurance: This provides additional liability protection for homeowners with assets that exceed standard liability coverage. Farmers sells umbrella insurance in $1 million increments, up to $10 million.
